Master Service Agreement

This Master Service Agreement (the "Agreement") is between Kept Clean KC ("Provider") and the homeowner signing below ("Client") and governs all residential cleaning services Provider performs for Client in Johnson County, Kansas.

1. 1. Services. Provider will perform the residential cleaning services described in the Client's confirmed booking. Specialty work such as interior ovens, refrigerators, cabinets, interior windows, blinds, wall washing, laundry, organizing, carpet shampooing, moving heavy furniture, and post-construction cleaning is not included unless separately booked.
2. 2. Scheduling and Access. Client will provide accurate access, parking, alarm, key, and pet instructions and will make the home accessible during the scheduled arrival window. If access is not resolved within 15 minutes of arrival, the visit may be treated as a lockout and charged up to the full service price.
3. 3. Pricing and Payment. Pricing is based on the home details Client provides. Payment is due on the day of service unless otherwise agreed in writing. If the home's size, condition, or scope materially differs from the booking details, Provider will explain and obtain approval before continuing.
4. 4. Cancellation. Client may cancel or reschedule with at least 48 hours' notice at no charge. Less than 48 hours' notice may be charged 50% of the service price, and same-day cancellation up to 100%. Fees may be waived for genuine emergencies at Provider's discretion.
5. 5. Satisfaction Guarantee. If a booked task was missed, Client may report it within 24 hours and Provider will re-clean the affected area at no charge, typically within 24 to 48 hours.
6. 6. Damage and Liability. Client should report suspected damage within 24 hours. Provider is not responsible for pre-existing damage, normal wear, improperly installed fixtures, or fragile items that cannot be cleaned safely. Client should secure or identify valuables and irreplaceable items before service.
7. 7. Safety. Provider may pause, modify, or decline service for unsafe conditions, including biohazards, pest or mold issues, hazardous materials, aggressive animals, unsecured firearms, or threatening conduct.
8. 8. Privacy and Non-Solicitation. Client information and home-access details are used only to schedule, provide, support, and bill for services. Client agrees not to hire Provider's team members directly for cleaning work during the term of this Agreement and for 12 months afterward.
9. 9. Term and Governing Law. This Agreement remains in effect until either party ends it in writing and is governed by the laws of the State of Kansas. Signing electronically has the same effect as signing on paper.
